It's so nice surrounding shopping center and restaurants . Great hotel good location

I did not know this, but the room was right on State St. The windows are single paned, so I could hear the street noise, which was not that big of a deal. However, during the day, they were doing some kind of construction work and I could hear the loud chain saw noise the whole afternoon. It was very unpleasant. We had stayed at the hotel 1 week prior but did not have reservations. We were upgraded to a suite by the hotel clerk and we thought the room was very nice and spacious, the bathroom was clean, the king bed was very comfortable. Our reservation through Hotels.com was for 2 rooms with 2 adults each. I completed the online form indicating who the reservations […] would be for. My husband and I had no problem checking in but no thought of upgrading was mentioned. When my in-laws checked in they were told there was not a reservation in their name. A few minutes later the clerk found the reservation. In our room, the toilet would barely flush and it took 2-3 times to flush.The bathtub enamel was chipping off. The bed was not as comfortable as the bed in the upgraded suite from the prior week. 더 보기

Great little hotel, nearby restaurant is great for lunch or breakfast. Only concern, TV seemed less that sharp and bright. Great service at the office.

This is a very cute little place. Very convenient.

The room was convenient to parking area and the swimming pool. It did need some maintenance, i.e. the toilet leaked and left water on the floor.

I know people are always looking to stay by the beach or have an ocean view, but I would advise to forgoe all that and stay here. Its an increadiable cozy place and closer than you think to all the action and the beach. Believe me, I live in Santa Barbara and only stayed here with my sisters when they visited. You avoid all the over-rated prices and […] the crowds and you get a great location, great rooms, great service, and a lovely courtyard with two pools and two hot tubs. I love this place! Me and my Husband stayed her for one night the Hotel itself is very quaint. Our room was nice we loved the patio. The only thing that was so so was the mattress was a little hard for me. But other than that would stay there again.

Don't really stay at Best Westerns very often. This one was nicer than any I remember. Definitely an older hotel, but has been well maintained and kept clean.

This was a quick overnight stay for new years eve. The hotel was fantastic and the front desk employee was extremely helpful in getting us downtown. I wish I could have enjoyed the hotel a little longer, the room seemed very nice and the bed and pillows were very comfortable. Nice hotel on the main drag, great access to shopping and eateries. Had a room in the back so it wasn't at all noisy. Buildings are nicely set around a courtyard with gardens and a pool and all rooms have either a balcony or patio - very Southern California! This was a last minute booking during the worst time of the year! The staff was great, room was very clean, bed extremely comfortable. Older hotel so the rooms were a bit cramped. Enjoyed the outdoor garden and fire pit. Lots of room for the kids to run around. Very close to beach and downtown. Would book again.

Very comfortabel room,very helpful staff and services. lovely swimming pool. On site reataurant average. It is in the CBD and therfore downtown is a 25 min bus ride.

While the accommodations were very clean and the management helpful, the rooms are small. There is very little room to hang items in the closets or adequate space to open a suitcase other than put it on the bed. Also, you can hear everything in the rooms next to you and above. If these things aren't a concern, then the Peppertree Inn is for you.

The location is reasonably close to the main shopping by driving. It's not within walking distance. There is however a macy and 2 good supermarkets within close walking distance and lots of fast food outlet. Comes with free parking which is great. There is only 1 restaurant in the hotel and it does not serve a great variety of food. Our stay does not […] come with breakfast though they provide complimentary coffee. location away from downtown but on main drag with excellent bus service. Very well maintained. Staff very agreeable to late check-out and shuttle to Amtrak. Price was high but in the ballpark for Santa Barbara.

This is an older motel in a convenient location in Santa Barbara with some nice upgrades (bathrobes, flat screen t.v. and dvd player). The worst part of our experience was the noise!! We were there two nights, and the noise was incredible. The walls truly are paper thin and there is no insulation at the front where all the auto and foot traffic is. […] We travel a lot, and are used to living in close quarters in hotels/motes, but this was really bad. I don't know if they give 'Hotels.com' reservations lower priority, but I would recommend requesting a second or third floor accommodation. Otherwise, I would recommend the Holiday Inn Express or Hampton as they both offer easy access to the University, are much quieter and include a free breakfast. 더 보기

The Best Western Pepper Tree Inn location provides easy access to Highway 101, and is just across the street from a large shopping mall. It also has the pleasant Treehouse Restaurant on the premises for breakfast, lunch, and dinner. The room was spotless, and had a new flatscreen TV, Crabtree and Evelyn soaps and shampoos, and a variety of freshly brewed […] complimentary coffees in the reception area, including fresh apples,oranges and bananas. Friendly staff and clean and comfortable rooms!

We had a few problems, but I have to say, when I brought them up to the staff, they went over the top to correct things. Overall very satisfied!

Let me first off start by saying I have never been compelled to write a review for a hotel that I have ever stayed at. Much I my satisfaction, my wife and I love this hotel. It is nothing too fance, but was extremely function. It is in a great location and the price is just right! My wife and I love the comfort of the bed and the upstairs patio/balcony. […] My 6 year old daughter was with us and when I entered the room, I noticed that there wasn't a place for her to sleep. I called for a roll-a-way bed, but they do not have them at this hotel. Instead, they have a floor mattress/pad (about 4" thick). When I asked how much the pad was the gentleman said "free". The pad and all linens showed up to the room within five minutes of calling. We will be booking the room again this coming May, when my son graduates from UCSB. 더 보기

Hotel Staff were very friendly and professional. The rooms were spacious and clean. It is conveniently located near shopping and restaurants. The bathrooms have windows that are open to the outside, which made it a little noisy if you want to sleep in. The pool area was nice and had plenty of parking. Great place to stay for the price.

This was an older hotel but very well maintained and very clean, we would definitely stay here again.

Great location and price. Don't eat in restaurant connected to hotel. Bad food and service.

Hotel was very quaint, clean and conveniently located with nice amenities. Only stayed 1 night, but would have been very comfortable for multiple nights. Service was exceptional.

The staff were nice and friendly. The pool was a good size, though they could do with more seats in the area. I loved the fire pit in the garden/courtyard area. Though I didn't use it this time, it looked lovely to sit at at night. It was a bit out of the way for the price of the room. I could have stayed on the water for $10 less per night (at the time). I recommend shopping around unless you like it more quiet when you go somewhere to relax.

While I have booked better hotels in other cities for the price, the Pepper Tree Inn is a quality accomodation for the going price in Santa Barbara. If you're going to Santa Barbara, book early because the nice places are booked up far in advance 365 days a year, and the Pepper Tree Inn is no exception. I was pleasantly surprised about this place! Our room was on the ground floor with access to the pool in the back. It was very clean and comfortable. I'd definitely come back!

Enjoyed my 1st visit to Santa Barbara. Great hotel for money. Was there for a wedding, and all of the guest enjoyed the location and service. I would visit again and would definately stay at this same hotel.

Location is convenient to main highway (Rt. 101 north of Santa Barbara), but this is just one of dozens of properties situated on State Street. Traffic and shopping everywhere. If you're jumping off to visit Lake Cachuma and San Marcos Pass, it's located very close to the Rt. 154 turn-off. Clean,well-maintained rooms, best bathrobes (truly "one size […] fits all").
