We thought it was wonderful. THe hosts were very attentive without being overbearing. Food was delicious the next morning. I would recommend Fair Inn anytime. It is literally at the front door of Newport Center.

The owners were fabulous. The location was fabulous. Breakfast was fabulous. I woould recommend this place to anyone!

Right off of Thames Street. Convenient parking provided. Breakfasts were great!

Wonderful Location, Good food wonderful hosts. Bad side was the shared bathroom which was OK for us because relatives were sharing with us, could see a problem if it were with strangers.

We stayed here on a Sunday. The location was perfect for wandering through the town. Parking on site was very convenient. The complementary breakfast was excellent, with french toast and scrambled eggs cooked to order. My favorite part was the picture perfect backyard area where I was able to relax and smoke a cigar in the evening. Great value!

Inn keeper, Denise is very hospitable, polite. Breakfast is good.

Outside sitting area with fish pond was very relaxing, and the gardens were luscious.The baby bunnies in the cabbage patch and veggie garden was a snapshot of natures' rule. We had a wonderful stay at the Fair Street B&B. We had only booked one night on our trip but wished we had booked all of our nights there. The breakfast was great, the location amazing and above all Wayne and Denise made us feel as if we were in a home away from home.

we were so pleasantly surprised at how clean, cozy and convenient this guest house was. We booked it sight unseen. The room was pretty and clean and the location could not be beat. I highly recommend this place.

Great place right in the downtown Newport waterfront with nice easy-going hosts and an excellent breakfast made to order as you like it. And some of the rooms have private bath.

Great location but buyer beware. Many guests are housed in a separate outbuilding, including in what appears to be a basement and attic type floor. Several people and rooms share one tiny bathroom. This is not as advertised on the web site where "private bathroom" is listed. Verify this before booking!

Owners were extremely nice and made us a wonderful breakfast. This is a an especially great location for walking.

I recommend this to anyone who wants a comfortable, homey stay within short walking distance of the harbor. However, we had to share a bathroom with another couple and we could hear EVERYTHING the people in the same house did. We stayed there for Easter weekend 2011. This little B&B is truly a great stay, if you want to enjoy the beauty of Newport in a quiet, cozy, beautiful place that feels just like home. Fair St. is right off Thames St., the main street alongside Newport Marina. Its owners, Wayne and Denise are wonderful people. They make you feel at home and provide plenty […] of tips and useful information on getting around town, places to visit, and are there anytime you need anything. The room was bright, super clean, romantic, and very quiet. We had our private bathroom. There is free wireless internet access and plenty of free parking in front of the house. Breakfast, included in the price, is plentiful and delicious. The B&B is at a great location. It is right next to the beautiful church where JFK and Jackie were married. As I mentioned before, Thames street, full of restaurants and shops, is at the other end of Fair Street. The famous avenue of the mansions, Bellevue Avenue, is within walking distance too. 더 보기

Wayne was great, very friendly and accommodating. This great BB was right by everything you would want to do in Newport, I'll be back.

This B&B may not be the fanciest in Newport but it's comfortable, clean and convenient to everything the City has to offer! Denise and Wayne, the owners, go out of their way to provide all the comforts of home, while still making you feel like you are on vacation! Wayne's breakfasts alone are worth the stay. Very good location in Newport, room was spacious and breakfast was good. Could use updated towels, a bit shabby. Otherwise it was fine.

Great location, just off the Thames Street in downtown Newport. They upgraded us to a bigger room for free (only downside is it got super warm at night - I realized the next morning the thermostat was in the hall). Good breakfast, nice hosts, highly recommended overall.

The location was great and the owners were attentive to our needs. The bed was comfortable and everything was clean and bright. Our breakfast was very good and served promptly.We enjoyed our brief stay very much.

Ours was a very small room for three people. Other reviewers had mentioned that it could be somewhat noisy at night, and this was our experience as well. Still, the location was very convenient, and the breakfast was delightful

This was our first visit to Newport and we were extremely happy with Fair Street. The owners were very friendly, helpful and made us feel very welcome. The location was great - within a few steps of one of the main streets, yet tucked away enough to be able to be private. We are already making plans to return. You will not be disappointed.

We thoroughly enjoyed our first visit to Newport and the Fair St. Guest House played a large role in it! The owners Wayne and Denise were helpful with directions, dining suggestions and made us feel right at home! Our room was cozy but cool and breezy. The only drawback was that we didn't have a private bath; the hall bathroom was shared between 3 guest […] rooms. If we return, we will request one of the rooms with a bath. Fortunately, we never had to wait for bathroom use so it wasn't really an inconvenience during our stay. The breakfasts were delicious! great location - busy area, but quiet street in the middle of Newport. Nice B & B ambience, and staff. Very convenient, includding parking for guests.

We spent two nights at the Fair Street Guest House, which is actually a group of three historic houses on Fair Street. We enjoyed being close enought to walk to the shops, restaurants and bars, the friendly, relaxed inn keepers and good breakfast. Love the Fair St Inn!! The inn keepers Wayne & Denise were lovely! Very helpful on giving us the lay of the land and restaurant recommendations. We arrived to find out they had upgraded our room.... I think because the season was winding down in Newport during our first week of October visit, they had only a few bookings during our weekend there and […] were nice enough to care to do this. Our room was very nice, clean and had it's own bathroom. Also set back enough from the main street activity for quiet, but close enough to walk to many things. Decorated with a traditional New England feel, it was the icing on the cake to our visit. Breakfast was delicious... french toast, bacon, fruit presented with flowers on the plate. Fair Street Guest House is a great B&B situated right in the heart of Newport. Innkeepers Denise and Wayne were great, informative, friendly. Room was tidy, cozy, it was exactly what we expected.

Loved how close Fair Street Guest House was to all the activities of Newport Harbor yet on a quiet side street. We walked to everything!

Wonderful B&B in Newport. Can absolutely recommend this! Just off the main street, three lovely houses with old furtniture. Clean and comfortable. The host and hostess are a lovely, friendly couple, willing to recommend places to go and see.
