Very comfortable stay!

Room was smaller than expected but sitll comfortable and gave us everything required. TV remote didn’t work so unfortunately didn’t get to use that but that equally wasn’t the focal point of the stay. Great location and convenient to walk into town or right by lots of public transport links.

Great location. Room is very basic. Bathroom not that clean and drains are either blocked or just don’t flow very well as shower tray filled to top and sink didn’t drain! Electrics didn’t work on one side of the room but this was fixed the following day. Free tea/coffee available at reception but would be nice in your room.

The property had just reopened the day we got in. It was evident the new management team is taking pride in the hotel and making guests feel welcomed and at home. It was easy walking distance to multiple modes of transportation and a straight walk to the city center which made it very easy to access a lot of Edinburgh.

It was ok for a short stay

The guys at the reception were sensational. Dawn, Marco, etc. The room was tiny and I originally requested 2x single beds as my mom and sis were the ones staying there so they weren't very comfortable. Also they mentioned it was quite noisy as the location is pretty much where many people passes by. Apart from that, it was just fine.

Too expensive for a half finished hotel

The room itself was absolutely fine, very clearly been re decorated quickly and recently. They are just not finished yet and the price should reflect e.g having a bed that should have draws without the draws isn't normal. The tiles in the bathroom have been filled so badly where old soap dishes were and there is no kettle which is standard. It's on the right track but just not there yet. This would be fine if it wasn't so expensive.

The staff tried very hard, but this property had serious issues. The Air Conditioning displayed “FAIL” the entire time we had the room. The elevator was broken leading to 7 floors of stairs multiple times per day. The onsite parking lot had maybe 15 spaces for 100+ hotel room. We paid 33 GBP to park in a garage 1 mile away. The bedding in the room was clearly not cleaned between uses. We left a day early, and were quite glad to be gone.

⸻ The Hotel is in a very good location — it’s a great base for exploring the city on foot and visiting the main attractions and monuments in and around the center. However, the room cleaning could definitely be improved. Our room (207) was unfortunately located next to an entrance door, and we could hear it slamming late in the evening and sometimes at night, which isn’t ideal when you’re trying to rest. That said, the reception area and the general atmosphere of the hotel are pleasant, and the staff at the front desk are very kind and helpful. They kindly allowed us to leave our luggage both on arrival and before departure, so we could visit the city more comfortably. Overall, the price is fair, but a deeper and more regular cleaning of the rooms and floors would make the stay much better.
