Good location. A little scruffy and dated in places (decor) but hotel perfect for needs. Welcoming, clean and tidy. Nice breakfast. Easy parking. Not walkable to Edinburgh centre but easy 40 minute bus ride. Bus stop is just outside hotel.

Unique hotel with old world charm. Friendly staff...our only issue was the broken heater in our bathroom that was on both days and scalding hot which radiated into the room.beautiful view from the terrace not so much from our room which faced the garbage bins...but overall a pleasant enough stay.

We were delighted to be given an upgrade and to be on the ground floor. Specious bit tired room, although a nice bathroom. Carpet had rippled as it was not caught in the door gripper causing a trip hazard.

This hotel is truly a gem and we will definitely come back again. The location is fantastic, public bus in walking distance and so are many other things.

Beautiful old hotel with the best bedroom we've ever stayed in. Massive comfortable 4 poster bed. Don't expect modernity in the room, as that is not its charm, but it's lovely. Staff are excellent as well and the food is good in the restaurant

I liked the old feel and the bar and restaurant. I don’t recommend the third floor because it was very hot and we had to keep the windows open and a seagul came in and pooped on our bed
