Poor & overpriced
I wouldn’t call this a hotel, rather a shabby ,run down , grubby, dingy guest house. The curtains were tatty & almost hanging off the track in room 11. Pillows cheap nasty clumps of foam. En suite .... if u could call it that was so small you could hardly turn around in it. My cake mixing bowl is bigger than the sink in there! Absurdly expensive @£80 for single occupancy. No where to eat nearby apart from 1 restaurant offering a £50 taster menu. Shame as it is a beautiful building but needs a comprehensive up grade.

Well placed, but single room not great
The hotel was in a nice road in quite a smart bit of Edinburgh, with a bus stop just round the corner – so perfect for returning home late at night on my own. The room was clean – small, but I knew it would be. Teas and coffees provided. When I booked it I hadn't realised it said private bathroom rather than ensuite, but I didn't mind this, assuming that meant it was my own bathroom, but outside the room rather than within it. Turns out that 'private bathroom' actually means 'with lock' as it was very much a shared bathroom, on the floor below, although there is a tiny loo on the top floor. The worst thing about the room, however, is the fact that there's no window, just a skylight covered with a sort of lace curtain thing. So there is no view, and no way of seeing what the weather's doing, and it felt very claustrophobic in there. While I would consider booking this hotel again, I wouldn't book that room again, and I would suggest that Expedia should review the mention of 'private bathroom' and change it to 'shared bathroom'.

What a dump, the rooms smelt awful in fact as soon as you walk into the building the smell hits you. Room was spacious but windows would not open properly as gunked up with paint and grime Staff were unhelpful I told them I had to see a client first thing in the morning, I was too early for breakfast which is only open for 1 hour and when i went into the breakfast area there was sheets drapped over the tables and chairs vey hygienic, she gave me a Banana and a yogurt I would not of ate anything else from the kitchen as it looked appalling dirty. This is with out doubt the worst hotel I have ever stopped in Parking is on the road

Pleasant stay in Edinburgh
A pleasant stay in a quiet area. Had a small room at the top overlooking gardens. Although I did have a car ( street parking) it was handy to get a bus to the Royal Mile or Princes Street. Not really anywhere local to eat or shop.

Tenant nice and willing to help you. Room clean and simple. Breakfast a bit too small. 30min walk to city center. Major black point: no free parking as described when I booked, got a 30£ fine... => 110£ for one night ; a bit too expensive.

Nice place where to spend few nights
Changed towels and cleaned room every day. The lady (I guess the owner) welcomed us in a very nice way..bus stop for the city centre just 1 minute from the building..totally recommend!

Great deal for the money
I stayed in a separate room with shared facilities. The room was clean, warm enough, but additional heaters were provided if needed. Shared facilities were clean and I never had to queu to get there. The hotel people were very friendly

Value for money
Budget hotel ideal for a short stay. Overall everything was ok. The room and the toilet were small but nice and comfy, the area is really quite and close to the Arthur 's seat. It's 30 minutes walking far from the city centre, but there are buses just out in the street (anyway the walk is pleasant). The staff is kind.

Lovely stay
It was exactly as the pictured showed. Good transport connections in the city centre (but make sure you have small change to pay for the buses). I felt very at home, Herman was a great host with loads of local knowledge and even offering to take me on a wee tour in the car on a miserable day. I had a lovely stay and I would recommend staying here.

Suitable for short stay
The room was good for a short stay and had just what we needed ie. kettle and ensuite bathroom. Would recommend requesting additional bedding as the room was cold during the night despite the heater being on.
