The location can’t be beat, the breakfast options are decent, and the staff is friendly but that’s where the positives end. It is right next to the train station so it’s noisy. This didn’t bother me but I’m used to a large city and trains here are frequent, starting early in AM (~5-6AM), so keep that in mind.
For the negatives, there is no consistent access to water to refill bottles. I’m aware this is common in Italy, but it is specifically noted at breakfast bar to not use their bottles to refill your own. Single use plastic cups with lemon water left in lobby but no other water that I could find. They sell the bottles they leave in your room for 2.5€ each (not clearly communicated) so just buy large ones at the market across the street for 1€ instead. The air conditioning vent is located directly below the window so the room never got cold even at the coldest setting (18C). The ceiling had an abnormal number of cracks spanning the entire ceiling - normally wouldn’t mention something like this but it was a significant number of cracks.
If you intend to spend very little time in your hotel room and don’t mind a lack of air conditioning, the proximity to the train station is great! About a 15-20min walk to main area and tons of restaurants. Lack of A/C during a heatwave (90-100F) was a big negative for me.
