Out of the way nest to decompress
Loved being in an isolated location not far from all the action. This place is not for those who crave all the amenities that Cancun hotels are known for. If you just need a quiet place to sleep each night before exploring the area each day, this is perfect

Amazing stay. Little cozy hotel at incredible prices, great staff and a great owner involved in daily operations and who really cares about quality. It was a short stay, but I will definitely stay longer next time.

This was our second time staying at this property, and we had a wonderful experience as before. Host James, his wife and rest of the staff were very welcoming and made us feel like family (we were traveling with our 4 yr old, the property is very kid and family friendly). Will definitely be returning again, highly recommend this hotel for your stay in Cancun.

Everything was great only issue was the breakfast, I was charged for the breakfast at the end not knowing I had to pay. On Expedia it say breakfast as part of the inclusion but I was told by the staff that it’s an option, if consumed we must pay.

We stayed at this hotel and found the experience very enjoyable. The hotel is well-located, close to the beach and attractions, yet in a quieter neighborhood. Buses run frequently at the end of the street, which is convenient. We met the owners, who were absolutely charming and gave us many recommendations for the rest of our trip. There is even parking available if needed, and the area is very secure. The staff is friendly, and we had the chance to have breakfast on the pleasant terrace. The rooms are nicely decorated and well-equipped. We had a wonderful stay and, if we could have, we would have stayed longer.

This seems to be an original villa that was converted to a hotel. The architecture was quite interesting. The check in receptionist was quite nice.
The pool was small but nice and relaxing. We found a dead roach in our room when we first checked in, which kind of tainted us a bit. But for one night it was okay.

Great small hotel. Room was very unique, beautiful actually. I believe there were only 6 or 8 rooms in the building. Staff was friendly, breakfast was delicious. Only negative was the air conditioning. It worked, but left a bit to be desired. Possibly undersized for the room? Don't let this MINOR complaint deter you from staying. Well worth it.

Not coming back
I feel like im sleeping in somebody’s basement. Its a big house and the owner decided to rent the rooms, it feels like you’re renting an airbnb and not a hotel. The beddings are like a home beddings and not all white so you can see if there are any dirt or whatever. That’s my opinion and not coming back here.

Property is great and staff are fantastic. A couple of things like the basin are showing signs of age with cracks etc. The street is nice and quiet and off street parking may be available. There is one up market restaurant within walking distance and several other cheaper restaurants that are walkable also. Public beach access is a fair distance away and driving or taxi is probably best.

If you are looking for a different experience than resorts, this is a wonderful bed and breakfast/ airbnb/ boutique hotel option. We stayed here for 5 nights and had a very comfortable stay. The rooms have traditional Boveda ceilings with a cute balcony (shared) leading down to the pool area. We didnt use the pool but it was nice to look at. The bathroom was big and spacious with a very nice sunken shower area. The villa has a lot of character and breakfast at the big dining table every morning was a nice experience (the staff makes the breakfast fresh in the kitchen based on your order). At the shared breakfast table we got to interact with other couples staying at the villa. It felt personal and homely and that's what we were looking for. A suggestion - adding a coffee machine and a mini fridge in the room would be a great and much needed addition. The villa is located in a quiet residential street. There are dining options at the beginning of the street. But it is a distance away from the nearest public beaches and main restaurant area and we took Ubers to commute.
