Very clean and near amenities such as the station, pubs etc. A couple of small things needed attention in the room, but not worth bothering the owner with. Quiet location and car parking.

Had a lovely weekend at the Oak Tree Rooms, our room was very clean and had everything we needed, the bathroom is spacious and the water pressure was excellent. Paulina and Bruno were very accommodating and let drop off my bag before check in and leave it there after check out. The garden was lovely to hang out in after a long day of hiking. Would happily recommend this to anyone - especially if traveling by train as it’s very close to the station.

Oak Tree Rooms was an excellent base for our New Forest weekend. I think the only drawback was the other people staying - they did like a loud conversation through a locked door, which was quite annoying! Other than that, the rooms were very comfortable indeed.

Had a lovely, spacious room with a king size bed and lifesaving portable air con Very nice bathroom with complimentary toiletries. Tea and coffee facilities excellent. The property is only a 2 minute walk from 3 pubs, 2 restaurants, a convenience store, tea room and the train station. But you hear no noise. There is parking outside the property.

No staff at the accommodation but instructions to enter the property went very well. Very close to restaurants - we loved Esme’s kitchen and bakery. Delicious food and friendly, helpful staff. Only criticism I have is that Britannia Thai food was recommended with 15% reduction for guests. They didn’t seem too happy when we asked but did give us 10%. The food was excellent though.

The room itself was clean, functional with enough space and good facilities. However we didn't realize the property was a converted house (and our room was upstairs). This didn't jive with the pictures of the chalet bungalows we had seen on the website. Perhaps we didn't pay enough attention when booking, but we felt rather misled by the lovely pictures of the converted back garden and chalet rooms. Be aware of presence of a pub behind the property (ear plugs provided) and that check-in and out is self service

Whilst the room itself was well fitted we did find a couple of issues. The first was that the only contact with the owners/staff was via mobile phone. Secondly, we were there during the heatwave and the room, 4, was located in the roof space. This meant that the room was extremely hot and humid. Whilst a small fan unit was supplied, it had little effect making sleep extremely uncomfortable. Perhaps a portable a/C unit would have been more effective. Finally we found that the bottom step on the stairs was deeper than the rest. This was not as noticeable going up but coming down was moreso and for someone less stable may have caused a problem

As mentioned in comments before the walls are very thin. Fortunately those next door went to sleep at 10.30. Any questions we had were answered very quickly via WhatsApp that worked very well The room was clean and comfortable

We were able to check in early which was useful. It’s a house turned into seperate rooms each lockable. This means the stairs are noisy and the front door also noisy. Guests arrived home Between midnight and 3am were talking at usual volume level (rather than being quiet and respectful) and noise carried throughout. We could hear the water sisters in adjoining rooms and people goin to the toilet in the middle of the night. Room overall was clean and bed comfortable enough although as a twin one bed had ti be against the wall
