Basic accommodation

The email to check in informed us that it was self check in facilities. On arrival, we were suddenly stopped entering the hotel (after using the code emailed to us for entry) by two men, that appeared outside of the hotel - this took us by surprise but they asked if we were guests, which we confirmed we were. Once in the hotel, we entered our room and it was in quite poor condition/decor. The bed was relatively comfortable and sheets appeared clean. After waiting for nearly 10 mins, the hot water finally kicked in so we could shower. The shower gel provided in the bathroom was really nice. The hotel during the night was quiet considering the location but did smell of weed despite having clear no smoking signs around the corridors and on room doors. Overall it was not awful, I wouldn't stay there again though as the room and facilities were not good enough for the price we paid to stay there.

They took over a week to reply to a question, there were no codes available to enter the property or codes for the rooms for multiple guests including me, the standing fan was broken, the bathroom light was broken, the only access to the outside for cooling or a breeze was a dank little courtyard that was literally swarming with mosquitoes, and I received no contact about the broken light and fan for over 6 hours before I left.

A fire alarm went off at 07:00 in the morning and wasn't shut off until more than an hour later. Staff on the phone didn't seem to understand that there wasn't a proper keypad on the fire alarm box, and just hung up on me.

Fire alarm went off at 2am, luckily a false alarm,but I was in the basement floor and I have no idea if there was any other way out besides the stairs I came down,mainly due to the lack of signage. Not 1 person staying there knew where to gather due to no signs informing guests of an assembly point.and staff refused to come out for the alarm so firefighters were called just to turn off an alarm which took them an hour due to having no key available in the hotel. Once turned off the alarm still beeped till 10am meaning no sleep all night and the hotel point blank refuse any kind of refund. So if you value your safety and money then just don’t stay here.

We had a very disappointing experience at this guesthouse and wouldn’t recommend it. Firstly, we were not sent the check-in details or entry codes in advance, meaning we struggled to access the building on arrival. We had to call the property to get this information. All other guests that arrived had the same issue. What was most upsetting, however, was discovering that we’d been placed in a basement room, which was not made clear at the time of booking. We reserved a standard double room with an en-suite, and the photos showed a bright, airy space with natural light. Instead, we were given a dingy, dark basement room with zero natural light and no privacy. People walking past could look directly into the room. It felt more like a converted storage area than a proper guest room. On arrival, we were met with a pile of bin bags and dirty laundry in the hallway just outside the room, creating an awful stench which also seeped into the room. The lack of ventilation made everything worse. The toilet paper was damp, the air was thick and musty, and there were clear signs of neglect, including mould growing at the base of the toilet, a broken window handle, a crack in the window covered in duct tape and a leaking shower due to missing sealant. We raised these issues with the property, but they were unable to offer us an alternative room. This should have been advertised as a basement room at a significantly lower price. We feel ripped off, misled, and regret booking this place.

Walked out, didnt stay.

Very different to enter the building and allocated room. Very disappointed with the state of the bedroom & bathroom. Scuffed walls, broken window, wardrobe with no hangers, no hot water, broken ironing board, no water pressure. Very badly maintained. Needless to say we didnt stay overnight, left within minutes of eventually entering the hotel room.

An unmanned, bare bones option in a cute area

The room was basic, furnished and refurbished to the cheapest of standards without even a mixing tap in the bathroom. Bedlinens, though clean, were stained and unsightly. The mattress felt old and worn, though I profess I slept fine. For a bare-bones basic place to sleep in trendy Kemptown, you get your money's worth (e.g. it was less than half the price of any other option I found). Several buses service the area and it's only a block from the coast. The major problem I had was not receiving entry instructions as the "hotel" is unmanned, requiring me to reach out to the very helpful third-party service contractors on WhatsApp and delaying my check-in, thus causing me to arrive late at an event I was in town for. Furthermore, my access request had been ignored and I was assigned a room up many stairs when I had specifically requested a lower floor due to limited mobility. Although this was rectified by the third party service contractors, again the massive inconvenience delayed me and could have been avoided.

Not terrible but pictures need updating.

Some of the reviews of this place are a little harsh. We stayed in Room 8 on the top floor. The hotel is a little dated and could do with an upgrade and repaint. I think the issue is that the picture they have on here are probably taken a while ago. The room and bedding was clean and we had hot water for the shower at all times. The keyless entry for the main door and room is very useful and save you having to carry a key around. If your looking for cheap hotel with no frills this is one to consider but do not expect too much and certainly not what the images show. But I would rule this place out just because of that. I would suggest that the hotel updates the pictures and that way the reviews wouldn’t be so bad.

Terrible, disgusting, do not book

Seemed like a complete scam. The photos bore no resemblance to the location. When I booked, the receipt showed a certain street address, but the day before arrival I got an email with a different address. No staff, no lobby, just key-boxes. Carpets were stained and ripped. Room was tiny, dirty and stifling hot. To finish it off, the toilet had not been flushed, meaning that there was either no cleaning at all (so presumably the sheets had not been changed either), or the cleaning was awful. I walked in, looked around and walked out. I have phoned and messaged the "hotel" multiple times with no response at all. I have now contacted the local City authority as I suspect this place is not licensed, and I have contacted hotels.com and my credit card company for a full refund as this seems to be a complete fraud. Stupidly, I did not think to take any photos.

Nice location and good sized room. Room gets very warm even with the fan provided, as it gets direct sunlight in the morning. Be aware there is no reception of any kind, so you need to make sure you have been sent the building/room code and instructions to get in when you arrive. I hadn’t been emailed mine, and had to call the property phone number to get it, but the help over the phone was very nice and I got what I needed. Otherwise great room for the price.

Property was clean and relatively easy to locate. Instructions on how to enter the building were sent the same day as arrival at 14:30 so a bit late and the WiFi did not work at all anywhere except the ground floor(my room was on the second floor). Other than this it was a pleasant stay.

Room was cramped bathroom very tiny, room wasnt has clean has should be, we had 3 bottles of shampoo, no conditioner, no shower gel however their was plenty of handsoap, no shower mat provided and no hand towels, no spoon provided for tea/coffee. Awful!

I booked a room at the last minute as I missed my train. I was not expecting luxury and I knew the room would be basic, but this was one of the worst places I ever stayed at. The mattress was wet from the previous guest so I had to strip the bed and sleep under the mattress protector on the bare mattress. The mattress protector was sheding feathers, so I woke up in the morning completely covered in feathers. This place is disgusting and should not be allowed to accept reservations. There is a big difference between basic and filthy. I contacted the number I was given and the lady I spoke to was pleasant, but she could not do anything in the middle of the night. Trully awful.
