Way overpriced.
The room was very clean. The beds were comfortable. They almost double their prices for New Year's weekend. It is a very basic hotel with no amenities but we paid the price of an expensive hotel.

Good but very noisy
The room was okay, clean, confortable bed, clean bathroom. However it's hard to sleep at night when there is a night club in front of hotel and not possible to close window. Ear plugs needed.
Internet didn't reach in the room I was.

Great location and staff but bar opposite is loud
Go expecting a basic hotel with no frills and you won't be disappointed. Perfect location within a block of the ADO terminal; Playa del Carmen colectivos start point is opposite and similarly the Mahahual colectivo drop off. Great restaurants nearby. Best selling point is the wonderful reception staff. BUT bring earplugs if you are a light sleeper; the bar opposite is loud and goes on until late; the hotel could also put up no noise after 10pm signs to keep its guests under control. Segregated rubbish bins were good but no water refill.

Lovely staff and nice spacious room. The beds were comfortable and the pillows were fantastic. The AC worked good. My only complaint is that there's no water pressure at all in the shower, at least not in our room (room 7). It was so difficult to shower with the tiny drizzle that came out and i couldn't wash my hair for 4 days. Not the end of the world though.

Check in was not the smoothest, it says multilingual staffs but in fact there were only 1 receptionist who speaks broken english. It’s written toiletries and towel are provided but there was only handsoap and no towels or so on. We went to the receptionist and ask for towels and he gave us two kinda cleaning cloth, the next morning they tidy up the room and exchange it with only 1 real towel.
There were also some mould on the bathroom’s wall :((
The corridor was smelly from the bin they left there. The room stays bright from the corridor lights that goes trough the window even we turned the lights off.
We took the deluxe room but it was just like the economy room, only + the AC, kinda the bad version of the picture.
We paid quite the same amount of money even less n got hell a lot better hotel room and service around there the other day.
Sorry to say but the only good thing from this property is the location.

Great place, budget, CLEAN! Return Customer.
I like Ruta. I'm a return customer and although there's no extras and it's just the basics, the price reflects that so it's an honest establishment. The lobby and rooms are always cleaned well. It looks and feels clean enough to walk barefoot. The sheets look pressed and very white (although thin) they are good quality and not old. The mattresses I've had here range from good to really good. There's only a few lights in the room but it seems adequately lit. If you paid extra for AC in the room, both I've had so far blow very cold and are newer. The non AC rooms get warm but me and my girlfriend did fine keeping both screened windows open for cross flow. And it's the jungle so you should initiate yourself to the heat for at least a night or two, haha. Great location next to the bus stop from Playa Del Carmen and Cancun (ADO). 2/3 of room showers I had, have great water pressure (remember older building older pipes and fixtures) the low flow one still got us clean no problem, just took a little longer. Friendly staff, minus one guy who's not here anymore. Friendly professional cleaners. Belongings have been safe. Leave a small tip they seem to appreciate the thought. It's rustic but a good place. ✌️

Just your basic bare bones hotel. Their standard room does have air conditioning. At a nominal extra $ charge. But the ceiling fan do work.
As for the bed. It has barely enough cushioning to be considered firm. Still doable. Now for the bathroom, it does have a very clean shower, sink, with a flimsy toilet seat.
There is also a simple small,wooden table and chair. Which is good enough for setting one's laptop computer for usage and reading books. Digital nomad's work station?
The room floor is all tile. Which is simpler to keep clean. Do wear a pair of rubber sandals. Great for foot cushioning and comfort.
While the building may be older, it is in good repair and is clean. Recommend to do bring ear plugs. This helps dampen hearing the nearby doors closing from the other rooms. Location in Tulum is pretty good. Taxis and busses are plentiful. The are restaurants and a couple bus stations within walking distance. Hope this helps.

get ready to not sleep, I could not close my eyes all night from people partying in the street, its was torture, I booked for several days and then had to leave to sleep in another place the day after because it was torture,
I came back when they offered me a room in 3rd floor that had no noise, then I could sleep, and was good, but don't ever stay in the first floor.

It was because of him I stayed longer as I had extremely bad service in the sister hotel attached to this one . Do not expect 5 star luxury .. basic , clean and located well.
