Just don’t go

Terrible place, other smoking pot in the halls stinks. Noise by others. Not as photos. Don’t waste your money. Stayed 1 night only. More than enough can’t say that this is a contractor hotel in that it is worse than that. Looks like they may be trying to refurbish, but will need to go a long way. Check in at another hotel.

Avoid it

For one the hotel is not even at the address that’s listed too. You have to go to another hotel to check in and then walk up the street to a building that is you know probably under construction on the bottom floors. The room I got said it had a TV well yes there was a TV in there, but it was not plugged into anything. It did not work when I plugged it into the power it had no signal the shower had no hot water. You cannot open the window at all. It was painted shut and I was sweating in the room because there’s no AC, but if there’s no AC, you gotta be able to at least crack the window, which I could not. There was a spider on the windowsill indicating no one had been in this room for months. There wasn’t even a lightbulb in the lamp next to the bed. All of this was hugely different from what the description on the page was it was anything but royal I tried to be nice and ask for a partial refund instead of a full refund but now that they’ve denied me, I will just call my bank and I will leave the review of how it truly went. No WiFi either. Advertised completely wrong

No info on key pick up from different hotel. Pillowcase dirty. Light in bathroom black! Shower very poor as water was a trickle. Bathroom smells of dampness. No hand towels. Fire alarm went off at 5.20am no staff on site. I went to other hotel to inform them. Obvious H&S issue. Alarm was SD in room 38.

Ideal accommodation for putting your head down

Perfectly adequate for my purposes. Room was pretty clean - particularly the bed linen and the bathroom were immaculate. Service from the staff was excellent - very friendly and nothing was too much trouble. If you’re looking for budget accommodation this is ideal.

Room in poor condition. Complete lack of building security. Door to room had clearly been kicked in by previous occupant. Room unfinished. Rubbish skylight blind. Electric shower with poor water pressure and ineffective controls. No breakfast to speak of, despite promise of ‘continental’. Cheap as chips but price reflects quality of stay. Would avoid if I were you!

We drove round and round as GPS said we'd "arrived" and there was no signage indicating Royal guesthouse. Parked and asked at a Boots pharmacy and she said she thought it was "on the corner." The only thing we saw on the corner was a Snooker/pool bar/club with people all standing at the front smoking and when we went in the lobby stunk of smoke. There was a sign that said "reception" pointing upstairs. Really loud music was throbbing all around. I am severely allergic to cigarette smoke and already starting feeling nauseous. There was no way we could stay there. When I called the reservation service said to go to the Waverly inn down the street and thankfully they had a room for us there. The managers there were very helpful and hard working.

Avoid at all costs!!!

Absolutely horrific!! Booked the Royal ended up in the Waverley Inn as we got there late?? The smell hit you when the door was opened and permeated through the place even into the tea in the room. Shower held together with black tape, mould on bathroom ceiling, curtain rail broke unable to shut curtains. Left after one night without the breakfast and booked into another hotel for the rest of our trip!!

The room hadn't been cleaned, excrement in toilet. Windows were painted shut. No staff there to check in, no tea or coffee in the room had to walk to Waverley inn to get room key. After complaining, we were moved to the Waverley inn. The room there was acceptable! Dont book this hotel.

Never go there

The hotel is closed they charged me 47£ without any cost i don't even stay there the room i booked they don’t have that they are bring me to another hotel room is totally disgusting i need a family room they just provide a double bed and bathroom is totally damp and door even not closing properly , i just pay the rent and leave the property and drive to my home for 8 hours its better option i think to stay at this property never ever go in this property

I would rate my overall stay a 3/5. The property was hard to find. It’s not clearly labeled. Our toilet in our room leaked every time you flushed it. The hot water in our room took 30 minutes to heat up and had weird water pressure. I will say that the staff was very nice and accommodating in the fact that we got in super late after check in due to transportation issues. The overall room was clean but very small.

Vino trip to Inverness from Edinburgh

Good: 1. Location is in main area. Just to find the room is little tricky as no board. 2. Room iscomfortable. 1 double bed, 1 single bed room. 3. Nice breakfast and receptionist is good approach. 4. Dedicated car parking at The Waverley Inn hotel just opposite to this. . 5. Got hot water in shower. Needs to improvement: 1. Toilet flush set leaking water on the floor 2. Need tea and cups , sugar, salt at rooms itself. No hanger. 3. No mat in bathroom to wipe foots. 4. No lock inside bathroom door. 5. Central heater is not working provides temp electric heater. In summer fine but winter need heater in room and bathroom.

Just awful

We booked as a stop off on our way to wick.First of all couldn’t find it as changed name.The room was not cleaned,no hot water.Bed was filthy with crumbs under the sheet and damp,some of the plug sockets were not working,lamp with no bulb.Did not have breakfast as the dining room was filthy.Over all so disappointing for £74,won’t be going back
