Wouldn’t go back again
Very dated hotel, needs some love and care. Felt like we stepped back in time. Everything was old and worn, the bed was so lumpy and we couldn’t sleep on it. We kept getting a draft through the window so the room was cold unless we used the radiator that smelt of gas. Other than the location of the hotel, the rest of it was awful!

Perfect location comfortable Bed!
Our stay was great, perfect location to everything we needed to see in the old town. Only thing was the hot water flashed hot to cold not fun when you get in from being wet and cold. Bed was very comfortable, noise was only when the pub let out at 2am and died down at 2:30am. Over all the staff was very friendly and helpful with anything that you needed. The restaurant was quiet but amazing.

Convenience to the max
Staying right on Princes Street was so convenient - with all the central attractions and easy bus rides out to other locations. Getting there was also easy - just down the street from Waverly station. The pubs nearby offered good dinner fare. Overall an A+ for convenience.

Lovely hotel, old but clean and the staff were very friendly all round the hotel whichever roles they were in. Our room was quite small but adequate for our needs. It is a little dated in the room and there are no sockets next to the bed. It was expensive for such a small room but the location was brilliant on Princes Street which comes at a cost

Really good location and comfortable
The location is excellent; you can walk anywhere in the city in under 15 minutes. I stayed in the Junior Double room, which was very comfortable and cozy, as well as clean. It had a small window overlooking an interior patio, but that didn’t bother me given the purpose of my stay. The bathroom with a bathtub was also clean. Bed really comfortable too. One thing I didn’t quite understand was why there were several holes around the room, which I ended up covering with paper since, traveling alone, it was a bit unsettling. Overall, I have a very positive impression of this hotel and would definitely stay here again!

Great location and view of Old Town
I've stayed here multiple times now. It's an older hotel, but it's clean, the staff is super friendly, and the views of the Scott memorial, the gardens and Old Town are amazing. And it's just a short walk to anything you'd want to see. Next time in Edinburgh, I'll be staying here again.

We were disappointed there wasn’t any air conditioning in our room, but the couple we travelled with had air conditioning in their room. It was just so hot. The bed was not comfortable. Other than that, the stay was great. Breakfast was very good and the service team was very kind!

I enjoyed our stay have stayed here before but thought it was overpriced…. The room we had there was a lot of noise at night like A door banging ..outside there was metal in the road so everytime a car of someone walked over it you hear it .. the building opposite had all scaffolding up like it was being renovated … but the beds were spacious very comfortable very clean .

First thing -access is terrible -two flights of stairs to get to reception no alternative. Daytime staff pleasant. Room Spartan. Not a thing on the walls nothing. Bed clean and comfortable. Bathroom plain functional. No window in room! There was one but it was shuttered and boarded up. Getting into hotel after ten was ridiculous- lobby closed you had to ring reception give room number name etc- felt like visiting a minimum security prison complete with gruff guard! Corridors small and poky - the entire establishment had the feel of a 1950’s boarding house. The price was extortionate- a 2 star hotel at best.

Perfect location
Room for 3 was well laid out with plenty of room. Bar area very nice with attentive staff and reception were very helpful too. Hotel is in an excellent location with easy access to Royal Mile and railway station. Good discount at Q Park through hotel too.
